Junk leads: how to clean up your ads without losing sales
«The leads are junk» is the most common complaint from a developer's sales team. Sometimes it's true: bots, other people's numbers, people who tapped a form by accident. Sometimes they're cold buyers nobody actually talked to. If you clean up your ads without telling the two apart, you can cut future customers along with the junk. Below we explain how to tell them apart and what to change.
Four kinds of «junk», and not all of them are junk
| What the sales rep sees | What it really is | Whose issue |
|---|---|---|
| The number doesn't exist, the name is «asdf», ten inquiries from one number | Bots and fraud | Marketing |
| «I never filled out a form» | Accidental tap: the Meta form auto-filled and the person submitted it with one tap | Marketing |
| «I just wanted to know the price», no budget | Low intent: the ad or the offer attracted the curious | Marketing |
| «Doesn't answer» after one call | Not junk: nobody got the lead to a conversation | Sales |
The first two are fixed with settings. The third changes with the offer and the ad. The fourth has nothing to do with advertising: it's response speed and follow-up. To avoid arguments, marketing and sales need a shared list of disqualification reasons, covered in what is a qualified lead.
How to find where the junk comes from
Don't look at the overall junk percentage: it hides the source. Break down the last 30 days of leads by:
- Campaign and ad. Often all the junk comes from a single ad with a «see the prices» offer or a giveaway.
- Placement. Facebook, Instagram, Messenger, Audience Network: each has its own quality. External partner-network sites and apps often bring cheap inquiries and almost no conversations.
- Form type. Native Meta form, website form, quiz, WhatsApp.
- Timing and repeats. Bursts of late-night inquiries with similar names, the same number across several inquiries, submissions a second after the click.
- Disqualification reason. What share is «wrong number», «never filled out a form», «no budget», «doesn't answer».
The slice where the share of qualified leads is far below the rest is the source. Turn off that slice, not all your ads.
What to set up in Meta lead forms
- The higher intent form type. Before submitting, the person sees a screen to review their details. Fewer inquiries, and fewer accidental submissions.
- Your own questions on top of auto-filled fields. Meta fills in name and phone automatically. Payment method or purchase timeline has to be chosen by the person, so the form can't be sent «without looking».
- «From» price and down payment in the ad. People the project is out of reach for drop off before the form.
- Placement review. If a placement brings inquiries with no conversations, exclude it from the campaign.
- Feedback from your CRM. When ads receive which leads qualified, the algorithm stops looking for people who just fill out forms. How to set it up is covered in the Meta Conversions API guide.
What to set up on your website and quiz
- Phone validation. A 10-digit Mexican number, no «1111111111» or sequences.
- A hidden honeypot field. People don't see or fill it in; bots do. Those inquiries get discarded automatically.
- Invisible captcha and a limit on inquiries from a single address.
- Duplicates. A repeat inquiry from the same number doesn't create a new lead; it's merged into the existing one.
- An instant WhatsApp message. If the number doesn't exist, you see it within minutes, not the next day.
How to filter out the curious with questions before the form is covered in the real estate quiz funnel guide.
The offer that attracts the curious
The cheapest inquiries come from offers that require no decision: «see the prices», «get the catalog», «enter the giveaway». People leave their number to get information and don't expect a call.
«See prices for new condos in Mérida». Submitting takes zero effort and involves no purchase decision.
«2-bedroom condos from [price], down payment from [amount], delivery in [date]. Book your showroom visit». Whoever submits has already sized themselves up against the price and the format.
What happens after the cleanup
A non-obvious point to prepare the owner for: after the cleanup you'll get noticeably fewer inquiries, cost per lead (CPL) will go up, and the number of qualified leads will stay roughly the same. That's the result: sales reps stop wasting time on junk and respond faster to people who are ready to talk.
So judge the cleanup by cost per qualified lead (CPQL) and per meeting, not by CPL or inquiry count. If you report inquiries, the report will look worse after the cleanup even though sales stay the same or go up.
Frequently asked questions
Why do Facebook ads bring junk leads?
Usually because the campaign is optimized for leads: the algorithm looks for people who fill out forms easily. Add your own questions to the form, turn on the higher intent form type, review placements, and send qualified-lead data from your CRM back to the ads.
How do you tell a junk lead from a cold lead?
Junk is a wrong number, a bot, or someone who never filled out a form. A cold lead is real but early: they don't know their exact budget or are buying in six months. Junk is cut with settings; cold leads get a follow-up plan.
Why did cost per lead go up after cleaning up the ads?
That's expected: cheap and accidental inquiries get cut. You get fewer inquiries and roughly the same number of qualified leads. Judge the result by cost per qualified lead and per meeting.
How do you protect a website form from bots?
Phone format validation, a hidden honeypot field, invisible captcha, a limit on inquiries per address, and merging duplicates by phone number. Plus an instant WhatsApp message: a nonexistent number shows up within minutes.
