How to sell land lots: marketing for pre-sale and ready-to-build lots

Selling land lots isn't very different from selling condos, but it has its own quirks. A lot costs less than a condo, so you can generate more inquiries. But more of them will be unqualified leads. Below we cover what the marketing team should do so that lot leads make it to a site visit and a reservation.

How marketing land lots differs from marketing condos

A lot buyer never sees a finished home. They're buying land and the promises around it: clean paperwork, power and water hooked up, homes and roads going up nearby. Your ads and materials need to answer exactly those questions.

Prepare house designs and the master plan before ads go live

This matters most. Before launching ads, prepare standard house designs and a master plan of the community showing the homes and the common areas. Without them, selling lots is extremely hard: marketing is left with a single argument, location.

Add a master plan with all the amenities and renders of finished homes to the location, and the buyer can picture how they'll live in that community. Your ads now sell a future home, not a bare piece of land.

  • Master plan: lots, homes on them, roads, entrance, common areas and amenities.
  • Standard house designs: 2–3 options with floor plans and renders, so the buyer sees what they can build on the lot.

What to show in land lot ads

People buy lots for different reasons, and each reason needs its own message. A generic «lots from X pesos» ad pulls in everyone, and sales then has to figure out who came for what.

Why they buyWhat they worry aboutWhat to show in ads
Protect savings from inflationHow much the land will appreciate, what will be built nearbyThe project's price history by phase, infrastructure plans with a source

Proof instead of promises

Mexican buyers know stories about lots sold twice and about ejido land that can't be titled. In April 2026, El Financiero described «phantom pre-sales» as a new fraud scheme and advised buyers to be wary if the seller won't show the land. That's why facts work in ads and on the landing page:

  • Real footage next to renders. House renders show what it will look like, and drone video with the boundaries of available lots marked proves the land is there.
  • Location. A pin that opens in maps, and the drive time to the highway, the beach or the city.
  • Utilities with dates. «Power connected», «water by [month]». «All utilities included» without a date raises more questions than it answers.
  • Documents. Escritura recorded in the Registro Público de la Propiedad, certificado de libertad de gravamen (lien-free certificate), uso de suelo (zoning) and fraccionamiento (subdivision) approval. It's enough to show the package exists and will be sent on request.
  • Price and monthly payment. A «from» price and the monthly payment right in the ad. Without a price you get people who can't afford it later.

Which channels work for land lots

ChannelProsCons
Facebook and Instagram adsLots of inquiries, targeting by city and interests, lead formsMany low-intent people, wrong numbers, leads go cold within hours
MarketplaceCheap, people search specifically for «terreno en venta»Conversations sit in the sales rep's personal profile and never reach the CRM; lots of «¿sigue disponible?» with no follow-through
Google SearchThe person is searching for a lot in your city, higher intentMore expensive clicks, less volume than Meta
Real estate portalsThe person is already looking for propertyIn our experience, real contacts end up expensive for developers, and the same page lists dozens of competitors
Referrals from past buyersThe warmest leadsOnly work if you've already delivered projects and kept your promises

Brokers and foreign buyers

For brokers, marketing prepares materials they can send to clients under their own name: videos, the available-lot plan, documents and location. In our experience in Cancún, large developers pay brokers about 2% on a lot, versus the usual 4–5% on pre-construction condos. A lot is less attractive to a broker, and without ready-made materials they'll offer it last.

Foreign buyers need ads in English, prices in dollars next to pesos, and a short explanation of the fideicomiso. In the restricted zone (50 km from the coast, 100 km from the borders), a foreigner holds a lot through a bank trust with a permit from the Ministry of Foreign Affairs (SRE), for up to 50 years, renewable. How to filter out low-intent inquiries at the ad level

Facebook and Marketplace produce lots of cheap inquiries for land. A low down payment attracts both people saving up for land and people just scrolling their feed. If marketing reports cost per inquiry (CPL), ads will bring more and more cheap, empty leads, and sales will complain: numbers don't answer, and the ones who do don't have the down payment.

  1. Track cost per qualified lead ([CPQL](/en/glossary/cpql)), not cost per inquiry. A qualified lot lead has confirmed why they're buying, their budget and how they'll pay.
  2. Add two questions to the lead form: what the lot is for (building a home or investing) and how they plan to pay (cash or installments). Some people will drop off, but sales gets context.
  3. Put the «from» price and the down payment amount in the ad. You get fewer inquiries, and better ones.
  4. Send CRM data back to the ad platforms. When a lead becomes qualified or visits the site, that event should flow back to Meta and Google. Then the algorithm looks for similar people, not for anyone who leaves a phone number.

How to get a land lot lead to a site visit

Someone on Marketplace messages five listings in a row and usually keeps talking to whoever replied first with something useful. Marketing is responsible for getting the inquiry into the CRM instantly and making sure the sales rep has a first reply ready to go.

First reply to a lot inquiry (sent in Spanish)
Hola, [nombre].

Condos sell through showrooms and renders. A lot, people want to see in person: where the boundary is, who the neighbors are, how far the highway is, whether the power poles are up. So every touch before the sale has one goal: a visit to the land.

  1. Inquiry
  2. Reply within minutes
  3. Qualification on WhatsApp
  4. Lot visit
  5. Apartado (reservation)
  6. Contract and enganche

Marketing helps drive visits with fixed tour days and transport from the city, video of the specific available lot, location, and a payment calculator the sales rep can send on WhatsApp in a minute. How to structure contact after the first reply is covered in follow-up plan and in the guide on lead conversion.

Which numbers marketing should track every week

A marketing report for lots should go all the way to the site visit and the reservation. Cost per inquiry only shows the cheapest part of the journey.

Your old database of lot leads

A land project's CRM usually holds thousands of inquiries: someone asked the price, got the price list and disappeared. Many of them were still saving at the time and may be ready now. You already paid for those inquiries with ad spend.

We message those leads on behalf of the quality control team and ask how their experience with the sales rep went. On a database of about 10,000 leads from one developer, 50% replied to that message, versus 20% for the usual «are you still interested?». How to set it up is covered in the lead reactivation guide. Frequently asked questions

How do you sell land lots online?

Show the real land, the price and the monthly payment in your ads, optimize for qualified leads rather than inquiries, and take every lead to a site visit. Reply on WhatsApp within minutes, with the available-lot plan and two questions: why they're buying and how they'll pay.

Is Facebook Marketplace worth it for selling land?

Yes, as one channel among several. Marketplace brings plenty of cheap contacts from people looking specifically for land, but many of them are low-intent. Reply with a template that includes the plan, prices and two questions, move every conversation into the CRM, and don't keep listings only on sales reps' personal profiles.

Why do land lots get lots of inquiries but few sales?

Usually the ads are optimized for cost per inquiry and attract people without a down payment. Put the price and down payment in the ad, add questions about purpose and payment method to the lead form, and track cost per qualified lead and per site visit for each channel.

What should land lot ads show?

First, the community master plan with homes and amenities, and renders of the standard house designs: without them, location is your only argument. For pre-sale lots, add dated infrastructure progress; for ready-to-build lots, drone video with the boundaries, utilities in place and nearby homes. In both cases, a «from» price, the monthly payment and the location.

How do you advertise land lots to foreign buyers?

With a separate campaign in English, prices in dollars next to pesos, and a short explanation of the fideicomiso on the landing page. Reply in English and in the buyer's time zone; a video call from the lot itself can replace the first trip.
