Glossary · AI agent for real estate sales
What is an AI sales agent in real estate?
An AI sales agent is software built on a language model that chats with leads on a developer's behalf. It replies on WhatsApp within a minute of the inquiry, at night too, asks qualifying questions, answers questions about the project from an approved knowledge base and hands a buyer ready to meet over to a sales rep.
What does an AI agent do for a developer?
- Messages the lead right after the inquiry from an ad or a listing portal.
- Answers questions about prices, floor plans, delivery dates and payment plans from a knowledge base the developer approved.
- Finds out budget, timeline, purpose of purchase and how the buyer will pay.
- Offers times for a showroom visit or a video call.
- Logs everything in the CRM and hands the lead to a sales rep with a short summary of the conversation.
The main thing the agent gives you is speed. According to InsideSales.com (2007, 15,000 leads), contacting a lead within 5 minutes instead of 30 makes you 21 times more likely to qualify them. A person can't keep that pace around the clock. The agent can.
How many sales can it add?
Take the Acme project: MX$300,000 a month in ad spend, 1,500 leads, first contact with 450 of them (30%), 135 qualified, 40 meetings, 5 sales at an average price of MX$3.5M.
If the agent writes right away and first contact happens with 60% of leads, with every other conversion rate unchanged, you get about 10 sales. The ad budget stays the same.
What should an AI agent never do?
- Promise discounts, terms or dates that aren't in the approved knowledge base.
- Message people who never shared their contact details. That violates Mexico's personal data protection law (LFPDPPP), and people must always be able to opt out.
- Send free-form text on WhatsApp outside the 24-hour window: only approved templates are allowed there.
- Replace the sales rep in the meeting or the deal. The agent gets the buyer to the meeting, and a person makes the sale.
FAQ
Does the buyer know they're talking to AI?
The developer decides whether the agent introduces itself as AI in the first message. If someone asks directly "Am I talking to a bot?", the agent doesn't lie: it says it's an AI assistant and offers to bring in a sales rep.
