Glossary · Mystery shopping (cliente incógnito)
What is a mystery shopper in real estate sales?
A mystery shopper is a test of a sales team in which the tester submits an inquiry like any apartment buyer and records everything that happens next: how fast someone replied, through which channels, whether they asked about budget, whether they invited the buyer to a meeting and whether they followed up when the buyer went quiet.
Why does a developer need a mystery shopper if it has a CRM?
A CRM shows what sales reps entered into it. A mystery shopper shows what the buyer actually gets. The gap can be wide: the CRM says the lead is "in progress," and nobody has written to the person in three days.
The market as a whole shows how big the problem is. According to InsideSales.com (8,742 companies, MarketingProfs, 2017), 39% of leads got no contact at all, and another 18% got only one.
What gets scored?
Our sales audit uses six criteria:
| Criterion | What we check |
|---|---|
| First reply | How many minutes it took to reply, and whether anyone replied at all |
| Channels | Calls, WhatsApp, email: which channels the team uses |
| Follow-up | Whether they come back to a buyer who stopped replying |
| Qualification | Whether they ask about budget, timeline, purpose of purchase and how the buyer will pay |
| Meeting invitation | Whether they offer a showroom visit or a video call with a specific reason |
| Information and tone | Whether prices and terms are accurate, and how the rep handles the conversation |
The test runs for 7 days. You get a report with a score from 0 to 100 and a breakdown for each criterion.
Common mistakes
- Testing one sales rep once and drawing conclusions about the whole team.
- Telling the team about the test in advance.
- Getting the report and changing neither the sales playbook nor the follow-up plan. A month later you see the same picture again.
A one-time audit gives you a snapshot. To hold the standard over time, you need ongoing sales control based on calls and chats.
FAQ
How is a mystery shopper different from listening to call recordings?
Call recordings only show the conversations that happened. A mystery shopper also catches what never happened: the unanswered inquiry, the missed follow-up, the meeting nobody offered. The two tools work best together.
